Our project is located in Lady Lake, Florida, directly adjacent to The Villages, one of the fastest growing planned residential developments in the State of Florida. The Villages comprises over 5,000 acres of planned community, ultimately to contain over 30,000 homes and close to 100,000 residents, stretching over portions of Lake, Sumter and Marion Counties. PROJECT SUMMARY
Six buildings approved for a total of 28,278 Net SF. 163 non-assigned parking spaces (5.76/1,000 SF).
Three buildings of 3,628 SF (72’ x 54’) and three buildings of 5,798 SF (114’ x 54’).
As of July, 2009, Buildings #300 and #400 are completed. Pad #500 has been committed and pads #100, #200, and #600 are ready to build.
The entire complex has been submitted to a Declaration of Condominium and each office unit will be a separate legal parcel, available for lease or purchase.
The site plan, exterior building design and landscaping are all approved and comply with the Town of Lady Lake’s new Commercial DesignCode.
Constructed building designs are highly energy efficient, using ICF walls that provide R-30+ and will have highly insulated ceilings that provide R-40+. The unique feature of the ICF wall system is a poured concrete core that provides excellent storm protection, sandwiched between two layers of high density foam. Windows are double-pane premium grade single-hung vinyl with LowE glass.
