As of July, 2009, we have available Unit #302, consisting of 1814sf at shell stage, ready for interior finish.
In addition, we are taking pre-construction commitments on future buildings. The future smaller buildings (#100 and #200) will either be taken as a whole or divided into two units of 1814sf each. The future larger building (#600) will be divided into four units of approximately 1450sf each, and can be taken separately or in a multiple of adjoining units.
We are prepared to accommodate your needs in these buildings on an extended timeline, so don’t wait. See the project site layout under the Site Plan section of the website.
Lease now for a five year term and our architect and builder will consult with you for an interior build-out to suit your needs. We’re ready to serve your office needs in The Villages.

LEASING DETAILS
Lease Rate: $20.00/SF - N/N/N. For any medical office or custom interior build-out, 5 yr minimum lease will be required. Shorter term (two year minimum) will be considered for a standard, non-medical office layout. Credit references and credit check will be required for all potential tenants.
CAM Rate: $3.50/SF annually, subject to annual adjustment beginning 1/1/10.
Tenant Build-out Allowance: Tentatively set at $60/SF, inclusive of permits and other governmental charges. All transportation and fire impact fees have been paid for Office Park (Lake County Class 620) that allows professional and medical offices. Any overage for construction or added impact fees based on specific uses outside of these will be negotiated individually with prospective tenant.
